Learn About Down Payment Assistance (DPA)
Down-payment assistance may help eligible homebuyers reduce some upfront costs. TGBMC can help you compare available programs, repayment terms and first-mortgage costs before you decide.
What Is Down Payment Assistance?
Assistance may help eligible buyers cover some down-payment or closing costs. It can take the form of a grant or a loan, including a deferred or forgivable second lien. Terms differ by program.
Who May Qualify?
Some programs serve first-time buyers; others also allow repeat buyers. Income, purchase-price, location, credit, education and first-mortgage requirements may apply. Funding and lender participation must be confirmed.
Review More Than the Upfront Benefit
Ask whether assistance must be repaid when you sell, refinance or move out. Compare the first-mortgage rate, fees, any second-lien payment and total cost with other options. Assistance does not automatically lower your monthly payment or improve your credit score.
Check Available Options
Tell us where you plan to buy, your timeline and the funds you have available. We can review which currently available programs may fit; eligibility and approval are not guaranteed.
Ask a TGBMC home loan advisor, call (469) 351-1081, or start your secure application.
An inquiry is not a loan approval or rate lock. Use the secure application process for financial documents.
